Pool Inspections in
Fraser Rise

Fraser Rise's compact lots mean swim spas and plunge pools are just as common as full-size pools, and the same compliant-fencing rules apply to all of them. Right on the Wyndham boundary, it's worth confirming which council a property sits in before you book.

In Short: Fraser Rise handovers move quickly, and the pool barrier sign-off is the step that catches people out. We inspect to AS1926.1 for $250, put the Form 23 in your hands the day the barrier passes, and don't charge for the return trip if it needs one. Lodgement with Melton City Council is yours to complete within 30 days.

What Fraser Rise Pool Owners Need to Know

Council: Fraser Rise sits within Melton City Council. It's right on the boundary with Truganina, which falls under Wyndham City Council instead — a different council with its own registration and inspection process, so it's worth confirming which side of the line a property is on before booking.

Compact lots, small pools. Fraser Rise's newer blocks are noticeably smaller than the established suburbs further into Melton, and swim spas and plunge pools are just as common here as full-size pools. The barrier requirement doesn't care about size — any pool or spa capable of holding more than 300mm of water needs the same compliant fencing, and I check them the same way regardless of footprint.

Tighter margins for the non-climbable zone. Smaller blocks leave less room between the barrier and neighbouring structures, sheds or fences. That makes the 900mm non-climbable zone measurement more likely to be tight, so it's the detail I spend the most time on here.

How Fraser Rise compares to its neighbours. Weir Views and Cobblebank share the same new-estate register, though with fewer compact swim-spa installs; both are on our regular route through this corner of the shire. Across the boundary, Truganina sees a similar mix of new builds on smaller blocks, but under Wyndham City Council's separate process rather than Melton's.

If your barrier didn't pass first time, the follow-up re-inspection is free once the listed items are fixed. Still planning the build? A compliance consultation is the better starting point, and it's the same $250 flat fee either way.

Do I Need to Register My Fraser Rise Pool?

Yes, regardless of size or how recently it was installed. Every pool or spa capable of holding more than 300mm of water has to be registered with Melton City Council, including compact swim spas and plunge pools, and once registered it sits on a mandatory four-year re-inspection cycle from the date of that first Form 23.

If your Fraser Rise property is right on the Wyndham boundary and you're not sure which council applies, that's worth confirming before you book — call and we'll help work it out, since the registration paperwork and lodgement address differ between the two councils even though the barrier standard itself is identical statewide.

Fraser Rise Pool Inspection Questions

How much does a pool inspection cost in Fraser Rise?
Flat $250 — the inspection, a written report, the Form 23 where compliant, and a free re-inspection if it's needed. No callout charge across the estate.
I have a small plunge pool or swim spa in Fraser Rise — does it still need a Form 23?
Yes. The barrier requirement applies to any pool or spa capable of holding more than 300mm of water, regardless of size. Fraser Rise's compact lots mean swim spas and plunge pools are common, and they need exactly the same compliant fencing as a full-size pool.
What's the most common issue on a Fraser Rise pool barrier?
Gate hardware left at a generic builder setting rather than genuinely adjusted for the standard, the same pattern seen across Melton's newest estates. On compact lots there's also less margin for error on the non-climbable zone, so I check that measurement carefully.
How fast can you get a Form 23 done in Fraser Rise?
Usually same day. If the barrier is compliant when I inspect it, I issue the Form 23 on-site before I leave.
Is Fraser Rise part of Melton or Wyndham City Council?
Fraser Rise itself is in Melton City Council. It sits right on the boundary, though, and neighbouring Truganina is in Wyndham City Council — a different council with its own registration and inspection process, so it's worth confirming which side of the boundary a property is on if you're unsure.
I'm buying an established Fraser Rise property with a pool — is a pre-purchase inspection worth it?
Yes. A pre-purchase inspection confirms the gate hardware was set up correctly and the non-climbable zone genuinely clears on the block's actual layout, before you're the one responsible for fixing either issue. Same $250 flat fee.
