Who certifies a new pool here. If your pool went in with the house, the building surveyor named on the permit certified the barrier at sign-off. That first one isn't mine to do. I do the four-yearly that follows it. In a suburb this new that inspection is hardly ever about wear — it comes down to whether anyone adjusted the gate hardware to the pool standard, or left it on the setting it arrived with.

A gate only a few years old fails the same way an old one does when the self-closing or self-latching action was never set properly at installation. So the age of the pool doesn't change what I do on the day.

Fraser Rise is a similar story further along the corridor, though its compact lots put more swim spas and plunge pools in front of me. Melton South is the one that breaks the pattern: older streets with genuine hardware-age wear, newer pockets behind them.
