Re-Inspections Sunshine
Pool failed its inspection? The follow-up visit is free once the listed items are fixed. Same-day Form 23 usually available where it now passes.
Pool and spa inspections in Sunshine, Sunshine North, Sunshine West, Albion and Ardeer. Brimbank has a lot of older homes with in-ground pools added over the decades, often with fences that have been repaired more than once. One flat $250 fee covers the inspection and any re-inspection.

Brimbank City Council looks after Sunshine, Sunshine North, Sunshine West, Albion, Ardeer, St Albans and Deer Park. Certificates go in through an online form on council's site, paid by credit card, so have a card handy when you sit down to do it. Brimbank lists $23.80 to lodge a Form 23 and $37.10 to register a pool or spa. The search fee is still shown at an older rate, so check the amount when you pay.
Council needs the certificate inside a 30-day window that starts when you receive it. If Brimbank has written to you, have the letter out when I arrive. Our Brimbank pool barrier compliance page goes through the council side.
We also cover Kingsville and Cairnlea. We also handle barrier inspections around Footscray. For deadlines and lodgement, see the council process for Brimbank. For who is allowed to inspect a pool, there's a separate post.
Over in Essendon, it's the same booking and the same price. In Newport, the booking and the price are the same.
A lot of Sunshine's housing went up between the 1950s and the 1980s, and many of those blocks had a pool put in later. So the barrier often has a history: the original fence, a section replaced after a storm, a gate swapped during a landscaping job, glass added down one side. Every section is checked against the standard council has registered for the pool. The joins deserve a close look too, where a newer panel meets an original post or a different fence type, because that's where gaps tend to open.
Gates show their age first. Hinges sag, closer springs lose tension and latches drift out of line, until a gate that used to snap shut just rests against the latch. Before the visit, open it a little and let go, then open it all the way and let go. If it doesn't close and latch on its own every time, start there. Our guide to testing a pool gate's self-close goes through it.
Bigger Sunshine blocks also bring sheds, garages and side paths into the barrier. A shed wall can be part of it, but a low roof edge or an openable window onto the pool area can give a child a way over or through. Walk the outside of the barrier and look for anything a small child could climb.
Across Brimbank, plenty of older blocks have also been split, with a unit or two built behind the original house. When that happens the pool can end up much closer to a new boundary fence, a new driveway or the wall of a new dwelling, and the barrier may have changed a lot since its last certificate. If the block was subdivided after the pool went in, tell me when you book. It also pays to know exactly where the boundary now runs, because the people next door may have put up a fence of their own.
On the older blocks with a driveway down the side to a garage at the back, check where the driveway gates actually lead. If they open into the pool area, they're part of the barrier and have to meet the same rules as any pool gate, which is a big ask for a pair of wide timber gates. Old paperwork can be confusing too. Anything for the pool from before December 1994 may be under the City of Sunshine, which merged with part of the City of Keilor to form Brimbank; the registration now sits with Brimbank.
Sunshine sits on our western Melbourne pool inspections run, still $250 flat. If the barrier doesn't meet the standard first time, the re-inspection is included.
Yes. Any pool or spa that can take water to a depth of more than 300 mm has to be registered with Brimbank. Most Sunshine pools already are. Bought a place with a pool and not sure? Council can confirm it. Being registered is what sets the four-year certificate clock running.
When something falls short, the items to fix are written down for you and the return visit costs nothing extra. The notice sets a repair deadline of up to 60 days. Miss it, and the inspector has to lodge a Form 24, which starts council's own enforcement process. The failed inspection guide explains what happens at each stage.
