Geological mapping puts Kingsville on basalt plains ground, and the planning maps add a mapped flood overlay and an urban floodway zone over the land most likely to take water. Basalt-derived clay can move with the seasons, and fence posts ride along with it. A gate that latched cleanly in autumn can stop just short of the latch by summer without anyone touching it.
So the gates get the longest look. We open each one to a few different positions, let go, and watch it close and latch with no hand helping. Across all our jobs, a gate that has stopped self-closing or self-latching is the defect we write up most, usually down to tired hinges, a worn closer or a latch knocked out of line.
The map also marks environmental and landscape overlays on parts of the suburb. Those are the owner's planning matters and don't change the barrier test. What we do note is anything a child could climb near the fence line, such as a mature shrub or a stacked woodpile, and it goes on the written list with everything else.
The same $250 visit applies next door in Yarraville and Footscray. We also do Form 23 inspections in Spotswood. The council side, including Form 23 lodgement, is in the Maribyrnong lodgement notes. There's a breakdown of what the $250 includes if you're comparing quotes.
Actually in Sunshine? That page is the better fit. Moonee Ponds is only a short drive away as well. For homes under Moonee Valley council, read the Moonee Valley barrier compliance guide.
Often it does. Kingsville was subdivided in 1907 and settled around the First World War, so on most lots the house came first and the pool was added later. Your barrier is checked against the standard recorded for it when the pool was registered with council (the one in force when it was built), not the newest one.
Where a shared boundary fence doubles as one side of the barrier, we check it for gaps a small child could get through, for anything stacked or fixed against it that makes a foothold, and for any gate set into it. A neighbour's shed or lean-to roof on the far side counts too.
Before you pull down a failed fence, check the planning map: there are a handful of heritage overlays in Kingsville, and replacing a fence or gate inside one can need a permit. We write up the defect; the permit is yours to chase, and our guide to heritage overlays and pool fences explains how that works. If you'd rather know where an old fence stands before the Form 23 visit, the compliance consultation below puts it in writing first.
We ask what kind of building it is before we book. In Kingsville the answer changes from one street to the next. Of the 1,877 private dwellings counted in the 2021 Census, about six in ten are separate houses and over a fifth are flats or apartments, with townhouses and rows making up most of the rest. The planning map shows why: mixed-use and residential zones sit side by side, a Mixed Use Zone and a Housing Choice and Transport Zone among them, so a backyard pool and an apartment-block pool can be a few streets apart.
For a house, the owner books. If the pool is shared by a townhouse or apartment group, tell us who manages it and who will let us in, and we'll fit the visit around them. The fee is $250 flat either way.
Kingsville lies wholly inside Maribyrnong. If you're unsure, the council on your rates notice confirms it. A Kingsville pool goes through Maribyrnong City Council: online registration first, then the Form 23 lodged there after the inspection. The council page asks owners to arrange a barrier inspection every four years. Council fees change, so we keep them, and the steps, on our Maribyrnong pool compliance page rather than here.
If a reminder letter from council is what started this, our plain reading of the council letter goes through its dates. When the barrier clears every check, you get the Form 23 on the day. Lodging it is your step, and the four-year cycle counts from council lodgement, not from the day we visit.
We don't certify brand-new pools. That sign-off belongs to the permit surveyor.
We drive in from our Maddingley base, about 46 minutes away, and group visits by area as bookings come in. Most are inspected within the same week. Geelong Road, where the 1907 subdivision was released, is the easy reference point for directions.
All we need is the street address and a line about access. Call 0402 860 499, or send an enquiry and we'll come back to you with a time. If you'd like to know what follows a fail before booking, read next steps after a failed inspection. The areas we service list shows where else we go.
