Corio is north Geelong's industrial-era heart — Shell oil refinery roots, working-class housing from the 1950s-1970s, and a recent wave of gentrification and investor renovation. Oldest non-Bellarine pool stock. Some Corio pools we've inspected date back to the late 1960s — significantly older than typical pool stock in the rest of greater Geelong. These ancient concrete pools usually have brick or rendered-block barriers; these CAN pass current AS1926.1 if the height is right and there are no climbable features in the non-climbable zone, but they often fail on details (gate hardware, retrofit modifications).
Investor renovation effect. A lot of Corio properties have been bought by investors and renovated since 2018. We see two patterns: properties where the pool was renovated alongside the house (usually now compliant) and properties where the renovation skipped the pool (often non-compliant after years of deferred maintenance). Pre-purchase inspections matter especially in Corio because the seller often doesn't know the pool's current compliance status.
