State geological mapping puts the suburb on basalt and silt ground, and soil like that can shift posts and gate hinges a little as the seasons turn. A post only has to lean slightly to leave a latch short of its catch. The checklist is the same as anywhere in Victoria (the barrier, the gate and its latch, anything near the fence a small child could climb or squeeze through), but on this ground the gate is where we start.
We open it, let go, and see whether it shuts and latches on its own from every position. Across all our jobs, a gate that has stopped self-closing or self-latching is the defect we write up most often, and usually a hinge has worn or a closer or latch has drifted.
No need to have a tradesperson on standby. Anything that fails goes on the written report, you get it fixed, and the re-inspection is free.
Owners in Hamlyn Heights and Bell Park get the same checks and the same flat fee. See the page for pool inspections in North Geelong too. For registering the pool and lodging the Form 23, see the Greater Geelong compliance guide. If you don't know whether the pool is registered, start with how pool registration works.
Batesford is only a short drive away as well.
The inspection doesn't change. The repair might. Planning maps show a small number of heritage overlays in the suburb. The best known is Morongo, on the Victorian Heritage Register: the hilltop homestead the suburb is named after, now inside the Kardinia International College grounds on Ballarat Road. Cowies Creek Rail Bridge, an 1860 bluestone span on the Geelong to Ballarat line out on the Lovely Banks edge, is listed too.
On a lot under an overlay, replacing a fence or barrier can need a planning permit. That part is between you and council; we report a defective barrier as we find it. A free VicPlan property report for the address lists every overlay on the lot. If the barrier is already sound, no permit comes into it at all: we inspect, and the Form 23 is issued on site.
Census figures count about 2,200 homes, nearly all separate houses: one pool per lot with its own barrier, and often a boundary fence doing part of the job. One loose run of palings on a shared fence fails the whole barrier, so we walk those lines closely.
Zoning maps show mostly residential lots with a few larger rural-edge blocks out toward the farmland, where fence runs are longer and we walk each one end to end. A farm dam or water tank isn't a pool, and we don't inspect it as one.
The 2021 census also recorded 119 unoccupied dwellings. If yours is one, the agent or owner just needs to get us into the pool area.
All of Bell Post Hill is in the City of Greater Geelong, and council's process has two steps. You register the pool online at geelongcity.vic.gov.au/poolregistration, and once we've issued the Form 23 on site, the owner lodges it online too. The four-year cycle counts from the date council receives that lodgement. Council's fees and the full walk-through are on our Greater Geelong pool compliance page.
About nine in ten barriers we see pass at the first visit. When one doesn't, you get a written list of what failed, you fix those items, and we come back to re-inspect at no charge. The Form 23 is issued once it passes. Got a letter from council about a pool you already own? Read what a council pool barrier letter means. For a walk-through of the visit itself, see pool barrier inspections.
The drive from our Clifton Springs base takes roughly 38 minutes. Ballarat Road runs along the southern edge and Anakie Road heads north through the middle, with the railway line and Cowies Creek as easy markers on the way in. Neighbouring suburbs are on our list of areas we service.
There's no fixed day for this side of Geelong. We bundle Bell Post Hill jobs with nearby ones as the bookings arrive, and most still get done inside the week you call. All we need is the street address and a time the pool area can be reached. Call 0402 860 499 or use the enquiry form and we'll confirm the time.
