State planning maps (Vicmap, checked October 2026) show 51 areas of Special Building Overlay across North Geelong. That's the overlay used for land that floods overland. It counts mapped areas rather than streets, and plenty of lots sit outside all of them. A free VicPlan property report for your address shows whether yours is inside one, and the same report lists any heritage overlay.
Under the middle of North Geelong, the geological map shows basalt-derived ground with sand pockets. Ground that stays wet or shifts can ease a fence or gate post out of line so slowly that nobody notices, until the gate swings to and stops just short of the latch. Of everything we see fail, a gate that won't shut and latch on its own comes up more than anything else. So we open it from every position it can be opened to, let it go, and check that the latch catches each time.
Rippleside and Drumcondra have their own pages, with the same fee. We also handle Form 23 inspections in Geelong West. The council's deadlines are in the Greater Geelong lodgement notes. There's a breakdown of what the $250 includes if you're comparing quotes.
If you'd rather fix things before the inspection, a pool compliance consultation in Lara goes through the barrier with you first. Wallington bookings go through the Wallington page.
The barrier check is the same in every suburb; what differs is what the weather does to the hardware. North Geelong is on the edge of Corio Bay, with port land, parkland and conservation zones along the shore, and salt air and wind are hard on hinges, latches and fixings. A closer that pulled the gate home two summers ago can be dragging now.
Try it before you book. Open the gate, let go and watch. If it stalls short of the latch, the cause is usually a hinge, the closer or a latch that has drifted out of line, and some of that is a screwdriver job. Our guide to pool gate latch height in Victoria explains where the latch itself has to sit. Whatever you can't sort, we'll look at during the pool barrier inspection on the day.
We arrange access to the pool area with you or the managing agent when you book, so a rented or empty house is no obstacle. At the 2021 Census about 7 percent of dwellings were unoccupied, so an empty house on inspection day is nothing unusual.
Housing here comes in pockets of residential streets among industrial, commercial and parkland zones, with port land on the bay. The 2021 Census counted about 1,300 dwellings, most of them separate houses, so the usual job is one pool or spa behind its own fence. The rest are units and attached homes, where a pool may be shared through an owners corporation. Tell us if that's the case when you book.
We've only inspected pools in North Geelong once or twice so far, so we book by street and fit you into a Geelong run. A street name is all we need, whether the house is near North Geelong station and Thompson Road or by Osborne Park and the Corio Bay foreshore. The drive in from the Clifton Springs base takes roughly half an hour.
State planning data maps ten Heritage Overlay sites in this part of Geelong, and two places, Osborne House among them, are on the Victorian Heritage Register. On a lot inside a heritage overlay, a new or altered fence can need a planning permit, and that application sits between you and council.
A failed barrier doesn't always mean a new fence. More often it comes down to a latch, a closer or a gate that needs re-hanging. Whatever fails, we write down each item and the reason, which gives a fencer, or council's planners if a permit comes into it, something specific to work from. Look up the overlay for your address before any fence comes down.
Every address in North Geelong comes under the City of Greater Geelong, which keeps the pool and spa register. On council's August 2026 figures, about nine in ten registered pools and spas have a certificate of compliance lodged with council across the municipality. That's a council-wide number, not one for this suburb. Fees, forms and how the register works are on our Greater Geelong council pool compliance page.
The visit itself runs the same way here as everywhere else we go. Bell Park, Rippleside, Drumcondra, Hamlyn Heights and Geelong West are covered at the same $250, and the rest are listed under all service areas. When you're ready, book a pool barrier inspection with your street address and we'll find a time.
