Where the suburb sits

Lovely Banks is next to Bell Park, Corio, Norlane and Bell Post Hill, and the Ring Road and the Geelong-Ballarat line run beside it; access is via the Anakie Road overpass. Elcho Homestead and Cowies Creek Rail Bridge No 1 are on the Victorian Heritage Register, and both sit within the locality.

Why might a pool gate stop latching after a dry spell here?

Ground movement is the usual cause. The geology map shows basalt plain ground, with a mapped sand unit, at the centre of Lovely Banks, and soil weathered from basalt is often reactive clay. It swells in wet weather and shrinks in a dry spell, which is how a post set true in winter can lean a touch by February.

A gate hangs off its post and moves with it. It stops just shy of the latch, or swings shut and never catches. Across all our jobs, a gate that no longer self-closes or self-latches is the defect we find most, so we open it from several positions and let go each time to see whether it closes and catches.

Most repairs are small, such as adjusting a hinge or closer or realigning the latch. The item goes on your written list, you or a tradesperson does the work, and our second visit to check it costs nothing. Everything else we check is on our pool barrier inspection page.

Booking from Corio or Batesford? It's the same $250 visit. If you're closer to Bell Park, our page for that suburb has the local detail. The Greater Geelong lodgement notes covers council's side of things. Comparing quotes? Here's what the $250 includes.

Anakie is only a short drive away as well. Before the inspection itself, a Corio compliance consultation is available if you want a walk-through of the fence. If the first visit turns up a defect, the Corio re-inspection comes back at no extra cost. Owners in town can read our Lara pool inspection page.

Do the planning overlays here change how a pool fence is checked?

The test itself doesn't change. Vegetation and environmental overlays apply to parts of the locality, though, and planting is the part of a yard most likely to sit hard against a pool fence.

So we walk the whole fence line looking for footholds. A low branch, a garden bed built up against the palisade or a wheelie bin left by the fence can each give a small child a step up. Moving pots, bins and stored gear away from the barrier before we arrive takes a minute and can save a fail.

The locality also carries four heritage overlays. If one covers your block, replacing a failed fence may need a planning permit before work starts. That's a matter for council's planning team; we write the defect on the report and the permit route stays with you. Our heritage overlay pool fence permit guide lists what to ask council first.

What changes when the pool sits on a rural-living block?

Mostly, the barrier gets longer. Zoning here covers a mix of farming, rural living, residential and urban growth land, so a house lot can sit a short drive from a paddock, and on a big block the pool fence can run a long way. We walk all of it, every gate included. A farm dam or rainwater tank isn't part of the inspection, which covers the pool or spa and the barrier around it.

The 2021 Census counted 995 private dwellings; about nine in ten are separate houses, so the usual setup is one pool beside one house. On residential lots the boundary fence often forms part of the barrier, and we check its outside face as closely as the side facing the pool.

Who do I ring, and who lodges the certificate with council?

Ring 0402 860 499 or send an enquiry with your street name. The drive from our Clifton Springs base is about 38 minutes, and we group bookings by area, so the street lets us pair you with a nearby job. Most bookings are inspected within the same week. If the house is rented or empty, arrange access with the owner or agent first and mention it when you book.

Lovely Banks falls under the City of Greater Geelong. Council's register held 8,904 registered pools and spas across the council area on 25 August 2026; if yours isn't one of them, register it first. After we issue the certificate, you lodge the Form 23 with Greater Geelong online, and the four-year cycle counts from the day council receives it. Current steps and fees are on our council page. A brand-new pool takes a different route: the permit surveyor signs it off, not us.

If council's reminder letter is what prompted the call, our guide to the council pool barrier letter explains what it's asking for. The areas page lists the other suburbs we cover.

Lovely Banks Pool Inspection Questions

How soon can a pool inspector reach Lovely Banks, and how do I book?
Most bookings are inspected within the same week. Call 0402 860 499 or send an enquiry with your street and we'll offer the nearest time that suits. It's about 38 minutes from our Clifton Springs base. Bookings are grouped by area, so the street name helps us pair you with a nearby job.
What if the barrier fails on the day?
You get a written list of what to fix. When the work is done we come back for a free re-inspection, and the $250 covers both visits. If the barrier passes then, the pool safety certificate is issued on site as a Form 23.
Which council gets my Form 23 for a Lovely Banks property?
The City of Greater Geelong is the only council for Lovely Banks, and lodgement is online. We issue the Form 23 on site when the barrier passes; lodging it is up to you, and the four-year cycle runs from the day council receives it. Current steps are on our council page.
Will reactive clay make my gate fail between seasons?
It can. Basalt clay swells and shrinks with the weather, and a post that moves can leave the gate short of its latch. We test the gate from several open positions. The fix is usually a hinge, closer or latch adjustment, followed by a free re-inspection.
Does a heritage overlay on my street change my fence?
It may affect whether replacing the fence needs a planning permit, which you settle with council's planning team. The inspection runs the same way either way. We report any defect and the permit question stays with you.
Does the dam or tank on my larger block count as a pool barrier?
No. We don't inspect a farm dam or rainwater tank as a pool barrier. The inspection covers the pool or spa and its barrier, including the gate and any stretch where a house wall forms part of the barrier.
