After hours or can't talk right now? Leave your name and number and Ryan will call you back the same day where we can.
Your barrier is checked against the standard recorded for it when the pool was registered with council (the one in force when it was built), not the latest one. Council's registration record names it, so dig it out before we arrive.
Houses went up here from the 1950s (the post office opened in 1953, the high school in 1959). The 2021 Census counted 2,644 private dwellings, mostly separate houses, and there were about 260 more dwellings between the 2016 and 2021 censuses, which is infill rather than a new estate. An older pool usually sits under an older edition and a pool on an infill block under a later one. Any part of the barrier rebuilt under a building permit since is held to the standard in force at that permit date.
Where a pool went in beside a house that was already standing, the fences, gates and house walls often pre-date the barrier itself, so we spend time on the joins: barrier to house wall, and barrier to boundary fence. Our pool barrier inspection page lists everything we check.
Nearby, Bell Post Hill and Hamlyn Heights have their own pages. For North Geelong, read that local guide; for lodgement, see the Greater Geelong lodgement notes. A week out, go through our pre-inspection checklist.
Nearby Batesford has its own page too. Want the fence looked over before the formal inspection? Book a Corio compliance consultation. If the first visit turns up a defect, the Corio re-inspection comes back at no extra cost. For pools in Corio, there's a dedicated inspection page.
A gate that has stopped shutting and latching on its own. That's the defect we write up most across all our jobs, and the cause is usually worn hinges, a tired closer or a latch that has crept out of line.
Whatever fails goes on a written list. Sort the items, let us know, and we come back to re-check; the $250 covers both visits. The Form 23 is issued on site once the barrier passes, and a routine fail needs no other paperwork.
In two places, the back fence and the gate. A linear reserve follows Cowies Creek along the northern edge of the suburb. Open land behind a fence counts for nothing, so on a lot that backs onto the reserve the boundary fence is often doing the barrier's job on its own. We check that fence and go over its outside face for anything a child could use to climb, like a wheelie bin, a low branch or a shed roof.
The ground is the other one. Bell Park sits on basalt-plain ground, and clay soils of that kind can move between wet and dry months. A gate that closed cleanly in winter may drag, or stop just short of the latch, by summer. We open it from several positions, let go, and watch it close and latch each time.
The planning map also shows two Special Building Overlay areas, land liable to overland flooding. If you're replacing a fence, a free VicPlan report for the address shows whether your lot is in one, and council's planning team can say what that means.
Bell Park sits wholly inside the City of Greater Geelong. Council registers pools and takes the Form 23 online, so if you're unsure the pool was ever registered, check that first. Once we hand over the certificate, you lodge online with Council, and the four-year cycle runs from the day council receives it. A newly built pool is different: it goes through the building permit process, and the permit surveyor signs off the barrier, not LPI.
Most owners ring once the council reminder letter arrives; our guide to the council pool barrier letter explains what it's asking for. We're about 35 minutes away by road in Clifton Springs and group bookings by area as they come in, so give us your street when you call 0402 860 499 or send an enquiry. Outside Bell Park? The areas page lists everywhere else we work.
