Free Re-Inspections
If the gate or latch fails, repair what is listed and we come back at no charge.
A BPC (formerly the VBA) registered inspector for Sydenham pools and spas, with the Form 23 issued on site once the barrier passes for a flat $250.
Call now — or we'll call you back
After hours or can't talk right now? Leave your name and number and Ryan will call you back the same day where we can.
Your barrier is checked against the standard recorded for it when the pool was registered with council (the one in force when it was built), not a newer one. We confirm it on the day before testing anything. Victorian Places has the area rural until the eighties and largely laid out by the mid-1990s, with Hillside to the west added later. Brimbank's area profile lists Sydenham among its 1990s growth areas too. Those dates belong to the streets, though, not to each pool.
Age doesn't change the test. It changes what tends to go wrong. Across all our jobs the most common fault is a gate that no longer closes and latches by itself, and years of daily use are hard on closers and latches. Benches and planters also have a way of ending up against the fence. Our note on pool gate latch height in Victoria explains where a latch has to sit.
On a pool this age the gate hardware may well have been replaced already. So we test the gate as it hangs now, from inside the pool area and from outside it.
If you're actually in Taylors Hill or Hillside, nothing changes: same visit, same fee. We also do Form 23 inspections in Burnside Heights. The council side, including Form 23 lodgement, is in the Brimbank lodgement notes. If you're comparing prices, see what the $250 includes.
The same booking and price apply in Diggers Rest.
It can. Underfoot, the suburb sits on a basalt plain, and parts of the suburb carry a special building (drainage flooding) overlay. Neither fails a pool by itself. Both point to ground that takes on water and moves with the seasons, and when a gate post shifts even slightly the gate can end up hanging out of true.
That is why we release the gate from several positions, not only from fully open. It has to close and latch on its own every time. A gate that drags through a wet month and clicks shut in a dry one still fails if it doesn't catch on the day.
The planning map adds a few more layers: some parts of the suburb carry environmental significance overlays, part of the suburb sits within the Melbourne Airport environs overlay, and there is one heritage overlay in the suburb. These matter mostly when you build something new. Replacing a fence on a heritage-overlay lot may need a planning permit, and that step is the owner's: we describe the defect, and you look up your lot on VicPlan.
To Brimbank City Council. Council uses two online forms, one to register the pool and one to lodge the certificate, and it expects the Form 23 within 30 days of issue. If you're unsure which council holds your block, your rates notice names it.
Once the certificate is lodged online with Brimbank City Council, council writes back with the lodgement date and your next due date. The next one falls due four years from council lodgement, not from the day of the inspection.
Council's forms and current fees are listed on our Brimbank pool compliance page. Owners usually ring us once council's reminder letter arrives, and our council pool barrier letter explained walks through the dates printed on it. What the visit itself covers is set out on our Victorian pool safety inspections page. One job that isn't ours: a brand-new pool is certified by the permit surveyor, never by us.
Preferably, yes. We need access to the pool area and the property around it, so if you can't be there, ask someone else such as an agent, tenant or neighbour to let us in, and sort that out when you book.
The boundary fence often does count. It's mostly General Residential Zone land, and the ABS counted 3,783 private dwellings, about 65 percent separate houses. In practice that means a pool on its own block, with the boundary fence forming one side of the barrier. We look over that fence as well, because a neighbour's shed, tree or raised garden bed close to it can make it climbable, and that counts against your barrier even though it isn't yours.
Attached homes and units make up the rest. Where a pool is shared between owners, work out who is responsible for it before you book.
Usually within the same week. We drive about 35 minutes from Maddingley and group bookings by area as they come in. The railway came through in 1859, with a station where the line crossed Keilor Road; it took the Sydenham name in 1887, and Watergardens station replaced it in 2002. For finding a street, Keilor Road, Watergardens and Calder Park are the landmarks we go by.
Call 0402 860 499 or send the enquiry form with the street address and how to get in, and we'll offer the next time we're out this way. If a barrier doesn't pass, what to do after a failed inspection sets out the repair path, and the full list of areas we service is there if you have a second property to book.
