State planning maps show 26 land-subject-to-inundation areas across low-lying parts of Wallington, plus three floodway overlays. Not every lot is affected, and an overlay on your address is a mapping flag, not a verdict on the pool. What it does suggest is ground near the barrier that can stay wet for long stretches.
Underneath is sandy and silty ground. After a wet winter a gate post in that soil can lean, and a leaning post pulls the latch out of line. So the gate gets tested from both sides: we open it from the pool side and from the yard side, let go, and watch whether it swings shut and catches on its own. It has to do that every time, not once in three.
A gate that stops short or bounces off the latch goes on the written list as a repair, usually at the hinges or the closer. VicPlan will show the overlays for a single address if you want to check yours before you book.
Booking from Ocean Grove or Leopold? It's the same $250 visit. Closer to Barwon Heads? There's more local detail in the Barwon Heads page. Registration and lodgement are explained in the Greater Geelong lodgement notes. There's a breakdown of what the $250 includes if you're comparing quotes.
A pre-inspection consultation in Ocean Grove is the option if you want advice before booking the inspection.
No. The standard doesn't change with the size of the lot, but the inspection takes longer. The Bellarine planning statement describes Wallington as a rural living area, and the zone map backs it up: mostly rural living and farming land, with a small residential pocket. The 2021 Census counted 514 private dwellings, almost all separate houses, and council calls the setting well-treed, gently rolling land. A pool on a block like that tends to have a long barrier, and a long barrier gives a weak spot more places to hide.
On a block like this, what grows near the barrier and how the ground falls matter as much as the fence itself. A shrub or a low branch beside the barrier counts as something a toddler can climb, and a raised garden bed gets the same treatment. Where the yard falls away, the ground against the fence changes as you walk it, so a stretch that is tight beside the house can open up by the far corner. Farm dams and water tanks are another matter. They aren't pool barriers and can't stand in for one.
None of the planning controls fail a pool, but they tell you what the block is like. Parts of Wallington sit under bushfire, vegetation and landscape overlays, and that usually means a lot of growth. Check what's planted against the barrier before you pay anyone to work on the fence.
It can, if it's arranged when you book. Council notes that newer tourist parks and cottages have opened in the district, and a place that stands empty between guests still needs a barrier that works on the day. We'd rather you were there, but if you can't be, tell us who will let us in, such as your agent or a neighbour, so nobody is left waiting at the gate.
We inspect the barrier as we find it. A banana lounge pushed up against the fence, or a gate left propped open after the cleaners, ends up on the list. A quick look at the latch the day before can save a second trip.
Only one council covers the suburb. You register and lodge online with the City of Greater Geelong, and the lodging is yours to do as the owner. Our part ends when the certificate is in your hands. The four-year cycle then runs from the day council receives it.
Fees and the council links change from time to time, so we keep them on our Greater Geelong council pool compliance page rather than repeating them here. The inspection side is the same wherever we go, and our pool safety inspections across Victoria page sets out what the visit covers.
About 20 minutes by road from our Clifton Springs base, in council's Murradoc Ward. Wallington Reserve is a handy landmark if your directions need one. We've done a small number of inspections here so far.
To book, send the street address and tell us how we get in. If you're further along the peninsula, the list of all service areas shows where else we go. Or ring 0402 860 499 and we'll set a time.
