Because the ground under it moves. Stony Creek runs through the suburb, and Maribyrnong's local flood guide warns that in intense rain the stormwater drains can overflow and flash-flood the low-lying parts. Francis Street, Williamstown Road, Anderson Street and Buninyong Street are the roads it names. The planning maps add three inundation overlay areas, three special building overlay areas and three urban floodway zones.
The basalt plains ground here weathers to a clay that swells when wet and shrinks as it dries, and water sitting in a yard softens it around the posts. Over a season a panel leans, the gate drops on its hinges, and a latch that caught cleanly in autumn misses by spring. The Yarra river mouth is under a kilometre from the middle of the suburb, too, so hinges and latch springs see some salt air. A pass last time tells you how the gate behaved then, not now.
So at every visit we swing the gate open to a few different positions and let go. Each time it has to shut and latch on its own. When it doesn't, the repair is usually a new closer or a re-set latch, not a new fence. Our walk-through of the self-close test shows what a pass looks like. One thing water never does is stand in for a barrier: Stony Creek and the two rivers are mapped features, and a creek bank at the back fence doesn't count.
Neighbouring Kingsville and Spotswood each have their own page. We also do Form 23 inspections in Footscray. The council side, including Form 23 lodgement, is in the Maribyrnong lodgement notes. A week out, go through our pre-inspection checklist.
In the Melbourne CBD, the booking and the price are the same. Sunshine is close by as well. Elsewhere in the west, see pool inspections across Melbourne's west.
Yes, and on a block this size there is often no room for anything else. The census puts the suburb at about 6,800 dwellings, about seven in ten separate houses, with townhouses and units making up the rest, and there were about one-eighth more dwellings in ten years. Blocks here are small, so a pool sits close to a side or rear fence. That fence then gets inspected as part of the barrier.
We look at both faces of it. Your side can be spotless while next door has a raised garden bed, a stack of pavers, a low shed roof, a wheelie bin or a branch hanging over, and any one of them is a step up for a small child. It sits on the neighbour's land and still counts against your barrier. We list each item by name, so you've got something concrete to take next door.
If the pool is shared across a townhouse group or apartment block, mention it when you call and we'll arrange the visit with whoever manages the building.
It might. The planning maps show 43 heritage-overlay places in the suburb and four on the Victorian Heritage Register, among them the Sun Theatre and the railway station on Goulburn Street, whose brick buildings date from 1893 and which joined the register in November 2024. Council's flood guide notes the village centre keeps much of its Victorian-era architecture. Under an overlay, replacing or altering a front or side fence can need a planning permit.
That permit is council's decision, not ours. We can tell you what the barrier needs to pass. Whether the work needs approval is a question for Maribyrnong City Council, and it's worth ringing them before you order materials, because the answer can decide whether you patch the old fence or replace it.
A period frontage doesn't change the inspection, and neither does a new pool on an infill block next door. If a reminder letter from council started this, our council letter guide explains what it's asking for.
Maribyrnong City Council. You register online with Maribyrnong City Council through its pools and spas form, and council asks for a barrier inspection every four years. Contacts and fees sit on our Maribyrnong pool barrier page, so we haven't repeated them here.
If you're unsure which council holds your lot, your rates notice names it.
The order doesn't change. We inspect. If the barrier passes, we issue the Form 23 on site; you, as the owner, lodge it with council, and the four-year cycle runs from the date council records it. If it fails, you get a written list, make the repairs, and we come back for a free re-inspection. The pool barrier inspection page covers each step in more detail.
Usually in the week you book. We drive in from our nearest base, about 47 minutes away, and group jobs by area as they come in, so there are no fixed Yarraville days. If the yard is only open at certain times, say so and we'll work the visit around them.
We've carried out a small number of inspections in the suburb so far. On a small block it helps to let us know if access is down a side path or through a rear lane, so we're not knocking at the wrong gate.
