In Short: One visit, $250 flat. A Batesford barrier that passes gets its Form 23 on site, and you then lodge it online with the City of Greater Geelong. A barrier that fails gets a written list of what to fix, and the return visit costs nothing.

Registered Pool Safety Inspectors

Pool safety inspections carried out by Ryan Gaw, Pool Safety Inspector registered with the BPC (formerly the VBA), Licence IN-PS 100055.

Same-Day Form 23 Certificates

Pool safety certificate and Form 23 issued on-site the same day your barrier passes inspection.

Free Re-Inspections

If your pool fence doesn't meet compliance, we provide free follow-up inspections once remediation is complete.

Clifton Springs to the Moorabool crossing

From our Clifton Springs base, the drive finishes at the river crossing, by the Moorabool River bridge and railway viaduct, both on the Victorian Heritage Register. Either side of the crossing is farming, rural living and township land.

If my lot sits under a flood or heritage overlay, what changes?

The standard is the same whatever the planning map says, but an overlay can change where we look harder and what a repair involves. Batesford has land subject to inundation and floodway overlays, with bushfire, environmental significance and significant landscape overlays on parts of the locality. They don't cover every lot, so check the planning map for your own property rather than assuming.

On low ground near the river we check whether posts have been pushed out of line. On treed blocks it's whatever has grown up against the fence: an overhanging branch or a thick shrub at the base can give a child a way over.

There are also 14 heritage overlay areas here. On a property inside one, a replacement fence can need a planning permit. We write up the defect and the permit is yours to arrange, so ring council before you order any fencing.

We also inspect next door in Bell Post Hill and Hamlyn Heights. There's a page for barrier inspections around Bell Park too. Council's lodgement steps are in the council process for Greater Geelong. Before we arrive, try the gate self-close test; it takes two minutes.

Anakie is close by as well. The same booking and price apply in Lovely Banks.

Can the ground here pull a pool gate out of line between visits?

Yes. The ground under the middle of the suburb is basalt plain with river alluvium, and soil like that is wetter through winter and drier over summer. Fence posts can shift with it.

Posts don't tend to move far, but a self-closing gate has almost no slack, so a gate that shut cleanly at one inspection can be catching on its latch a season later. Wherever we work, the fault we write up more than any other is a gate that has stopped closing or latching on its own, and the culprit is nearly always a hinge, the closer or the latch alignment.

So the gate gets more than one swing from the easy side. We open it and let go from several positions, and it has to shut and latch every time. If it doesn't, that's a fail on the day and the fix goes on your list.

On a large block, where does the pool barrier start and stop?

At the fence, walls and gates that close off the pool. Nothing past that line is part of the inspection. A farm dam or water tank isn't a pool, so it isn't checked and the Form 23 doesn't cover it.

Zoning here is a mix of farming, rural living, low density residential and township zones, and lot sizes follow suit. On the bigger blocks the pool normally has its own fence or wall, well inside the boundary. A smaller township lot may use part of a boundary fence as one side of the barrier, and when it does, that stretch is inspected along with the rest.

Most pools here belong to one house on its own lot: the 2021 Census counted 354 private dwellings, nearly all separate houses. Shared pools and owners corporations hardly come into it. There is also some land zoned for urban growth, and a pool built new on any of it is certified by the surveyor on the building permit, not by us.

Before the visit, walk the line and shift anything a child could step up on: a raised garden bed, a stack of pavers, a pot pushed against the fence, a low branch reaching across. Most take minutes to move, and moving them first can turn a fail into a pass.

How do pool inspections in Batesford get booked and lodged?

To book a pool barrier inspection for a Batesford property, call 0402 860 499 or send an enquiry. We don't keep fixed days for any suburb; bookings are fitted into runs by area as they arrive, and Clifton Springs is under 40 minutes away by road.

In Victoria the pool safety certificate is the Form 23, and when a Batesford barrier passes we issue it on site. Registration, fees and the lodgement page for the City of Greater Geelong are on our Greater Geelong council pool compliance page.

Batesford Pool Inspection Questions

Which council gets the Form 23 for a Batesford property?
The City of Greater Geelong. Registration steps and fees are set out on our council compliance page, along with the link council uses for certificates.
Does the four-year cycle start on inspection day?
No. It starts when council receives your Form 23, not on the day we inspect. So once you have the certificate in hand, lodge it with the City of Greater Geelong soon after, and the next four years count from there.
What happens if the barrier doesn't pass?
You get a written non-compliance list on the day, setting out each defect. You fix it in your own time, we come back and check the work at no charge, and the Form 23 is issued on site once everything passes.
How soon can a pool inspection in Batesford be booked?
Usually inside the week you call. Ring 0402 860 499 or send an enquiry, and your pool inspector will offer the first slot on a run out your way.
My pool is old and I am unsure how it was registered. Which standard applies?
The barrier is inspected as it stands, against the standard that applies to it, which depends on when it was built. Tell us what you know when you call and we'll explain what to expect before the visit.
