In Short: A Laverton pool inspection is a flat $250. Our BPC (formerly the VBA) registered inspector tests the barrier and issues the Form 23 on site when it passes. You then lodge the certificate with the council on your rates notice, usually Wyndham City Council. To book, phone 0402 860 499 or send an enquiry.

Laverton streets we cover

We work the streets around Laverton railway station, across to the RAAF Williams Laverton base and up toward Laverton North, and Williams Landing next door sits on the same run.

Which council gets my Form 23?

Usually Wyndham City Council. Your rates notice names the council holding the pool's registration, and so does the letter from when the pool was registered, if you kept it. Only one step depends on the council, and that's lodgement. The visit, the test and the $250 stay the same.

On the Wyndham side, the owner lodges the Form 23 online within 30 days of issue. It's the same document whichever side you're on, and our part ends when we hand it over at the end of a passing visit. Wyndham barriers are inspected every four years, counted from the date council records the lodgement, so a certificate left unsent in a drawer hasn't started anything. Portal steps, fees and the extension form are on our Wyndham pool compliance page.

Can't find the rates notice or the registration letter? Ring 0402 860 499 and we'll help you work out where to look before the visit.

Seabrook and Williams Landing have their own pages, with the same fee. We also cover Form 23 inspections in Point Cook. The council's deadlines are in the Wyndham lodgement notes. Run through our pre-inspection checklist the week before.

If your home is in Altona, use that page instead.

Will wet ground or the flood overlay affect my pool fence?

Laverton is basalt plains ground with swamp and lake deposits mapped nearby. Basalt-derived clay and swamp deposits move with the seasons, and fence posts and gate hinges move with them. A gate that shut cleanly in July can hang open by February with nothing wrong with the pool itself, so the gates are what we test first.

Every gate gets opened to several positions and let go, and we watch whether it swings shut and latches on its own. When one has stopped self-closing or self-latching, the cause is usually the hinges, the closer or a latch that has drifted out of line. Our self-close test for pool gates sets out the check step by step.

On the planning maps, a Land Subject to Inundation Overlay covers part of the suburb. That's a planning control, not a barrier rule, and the test doesn't change because of it. Where it can come into play is afterwards: when a failed fence has to be replaced, look the address up on VicPlan first and find out whether the work needs a permit before you order materials.

The house came first and the pool later: which standard applies?

The year the house went up doesn't set the test. Your barrier is checked against the standard recorded for it when the pool was registered with council (the one in force when it was built), so we ask for the registration details first.

Laverton's older housing goes back to land first sold for housing in 1886, when the station was the first stop beyond Newport on the Geelong line, and to a 1950s Housing Commission estate. Pools on those blocks went in much later, and that gap is the reason we go by the registration and not the house. The newer estate housing sits next door in Williams Landing.

There are 2,138 private dwellings in the suburb, and among the occupied ones about three in four are separate houses, where any pool barrier belongs to that one property; the rest are attached dwellings. The planning maps show mostly residential zones with commercial and industrial land alongside, and part of that residential land is zoned for growth, so infill units are in the mix.

How do I book a pool inspection in Laverton?

Ring 0402 860 499 or send an enquiry with the address, the council named on your rates notice and a contact who can open up the pool area. It's best if you can be there; if not, an agent, tenant or neighbour can let us in, which suits a house between leases or on the market.

Visits are grouped by area as bookings arrive, which is how most get inspected within the same week. Travel from our Maddingley base, about 43 minutes away, is built into the day and not added to the $250. One person does the lot: the BPC (formerly the VBA) registered inspector who tests your barrier is the one who writes the pool safety certificate on site when it passes.

A pool still under its building permit isn't ours to certify. The permit surveyor signs that off, the owner registers it with Wyndham within 30 days of completion, and we come in at the first four-year cycle. Where a barrier fails on the day, you get a written list of the items. Fix them and the re-inspection costs nothing, with the Form 23 issued on site once the barrier passes. What the fee covers is broken down in pool inspection cost in Victoria, and every suburb we visit is listed under areas we cover.

Laverton Pool Inspection Questions

Who can carry out pool inspections in Laverton, and how quickly?
We do. Our BPC (formerly the VBA) registered pool inspector for Laverton travels from the Maddingley base, and the pool safety inspection is a flat $250. Bookings are grouped by area as they come in, so most are inspected within the same week. Phone 0402 860 499 or send an enquiry, and we'll offer a time that suits.
Can the inspection go ahead if the house is empty or tenanted?
Yes. It's best if you can be there, but if you can't, an agent, tenant or neighbour can let us in, and we sort out who when you book. Access has to cover the whole pool area, so tell us who holds the keys and we'll plan around them.
What happens next if the barrier fails?
You get a written list of each item from the pool barrier inspection, often a latch that no longer catches or a closer that needs adjusting. Once you've fixed them we come back for a free re-inspection, and the Form 23 is issued on site when the barrier passes.
How long do I have to lodge the Form 23 once I have it?
For a Wyndham pool, the owner lodges it online within 30 days of issue, and our Wyndham page covers the portal and the extension form. The four-year cycle is counted from the date council records the lodgement, not from the inspection.
