Every house here stands on the old Laverton airfield, which closed in 1996 after about 70 years; the developer bought the land in 1998. Wyndham Waters went in first, from 2001, in the north-west corner. Work on the main estate began in early 2008 and moved through Ashcroft, Kingwell and Elmstead, with Addison starting in 2015. The station opened in April 2013, when Palmers Road was pushed across the line.
A 2001 Wyndham Waters pool and a post-2015 Addison pool are not on the same footing, and we don't guess a standard from the street name. A pool from the early stages and one from the later ones can come under different editions of AS 1926, and each is inspected against the edition that applied when it was built, as recorded on the council registration. Have the council's registration details handy when you book. If you can't find them, tell us roughly when the pool went in and we'll confirm the edition before we start.
On the newer stages, what's gone in since handover gets as much of our time as the builder's fence: a deck laid against the barrier, planter boxes along the fence line, a pergola post close to the top rail. Each one is a foothold.
Nearby, Seabrook and Laverton have their own pages. For Point Cook, read our page for that suburb; for lodgement, see the Wyndham lodgement notes. Comparing quotes? Here's what the $250 includes.
Not ready for the inspection yet? A pool compliance consultation in Truganina walks through the fence with you first. The re-inspection in Truganina is part of the same $250 if the first visit finds a defect.
It can. About a quarter of the suburb is conservation reserve, taking in the reserves and wetland on the south-west edge, and sixteen separate areas are zoned for public park and recreation. A yard that backs onto one of them often uses its boundary fence as a side of the pool enclosure, and where it does, we inspect that fence as barrier. The open land behind it counts for nothing.
We check the outward face as closely as the pool side, since that's what a child coming in from the park would meet first. Walk the reserve side before we arrive and pull away anything stacked or growing against it (firewood, wheelie bins, garden edging, a shrub with a sturdy trunk). It's the cheapest fix there is, and it saves a return visit.
Under the estates is basalt plain, and the clay that weathers out of basalt tends to swell when wet and shrink as it dries. Posts and gate footings ride that movement a little through the year. A gate hung true in July can drop on its hinges by February until the latch misses its catch.
Across all our jobs, the defect we write up most is a gate that no longer self-closes or self-latches, traced to the hinges, the closer or the latch alignment. One swing doesn't prove much. We open the gate to several positions, let go each time and watch it shut and latch. Our note on the self-close test for pool gates covers what we're watching for.
Try it yourself a few days out. Open the gate fully, let go and listen for the click. If it stops short or needs a nudge, adjust it before we come.
Your pool inspector in Williams Landing drives in from our Maddingley base, about 42 minutes away by road. Bookings are grouped by area as they come in and most are inspected the same week. Most owners ring once Wyndham's reminder letter arrives.
The census counted about 3,200 private dwellings, nearly nine in ten of them separate houses, so most pools sit on their own lot behind their own barrier. A pool barrier inspection on a Williams Landing lot needs a clear path to the gate and the whole fence line, so sort out access when you book: we'd prefer you there, and if you can't be, an agent, tenant or neighbour can let us in. With about 7.5 per cent of dwellings unoccupied on census night, some of these visits run through an agent or an owner who lives elsewhere.
Once the barrier passes, the pool safety certificate (Form 23) is issued on site. The whole suburb is in Wyndham City Council, so there's one place to send it: the owner lodges it with Wyndham within 30 days, and the four-year cycle runs from the date council records that lodgement. Fees and portal steps are on our Wyndham pool compliance page. The permit surveyor signs off a brand-new pool; our first visit to one comes at its first four-year cycle.
When something fails, you get a written list of what to fix, and the re-inspection is free. What the $250 covers is set out in pool inspection cost in Victoria, and our service areas page lists the other suburbs we visit. To book, call 0402 860 499 or send an enquiry.
