From the Esplanade out to the farm boundary

The township runs back from the Esplanade to the farm boundary: a General Residential core, foreshore reserves along the bay, farmland and conservation land at the edge. A lot near the water or one out by the paddocks is $250 either way.

Why does the gate get checked first on sandy, low-lying blocks?

Every visit starts the same way. We open the gate from each side, let go and watch. It should swing shut and latch with nobody touching it. When it doesn't, the cause is usually ordinary: a hinge that has sagged, a closer that has lost its tension, a latch that has crept out of line.

The ground here gives a gate plenty of reasons to move. The township sits on sandy ground, and on the state planning maps low-lying parts of Indented Head carry a flood-inundation overlay. Sand lets a post lean a little each season, and after heavy rain a post that has settled can drag a gate out of square within days. Sandy ground is also hard on hardware. Each post gets a firm push, and each hinge and latch gets checked for corrosion, before we walk the fence line.

The overlay covers four separate patches, not the whole township. A free VicPlan property report for your street address shows whether your lot is in one.

The $250 visit is the same if you're in Bellarine or Clifton Springs. Nearer Drysdale? See that local guide for local detail. For the council steps, see the Greater Geelong pool barrier page. If the pool fails, our guide to a failed inspection sets out what happens next.

If you'd rather fix things before the inspection, a Portarlington compliance consultation goes through the barrier with you first. A defect on the first visit doesn't mean a second fee: the Portarlington re-inspection is included. Owners in Curlewis can find local notes on our Curlewis pool inspection page.

Does a planning overlay matter if the barrier fence needs replacing?

Sometimes. As of October 2026 the state planning maps put two design and development overlays, one heritage overlay and a vegetation protection overlay over parts of Indented Head, with a protected settlement boundary drawn around the township. Most lots sit clear of all of them. VicPlan run against your own address settles it.

Replacing a barrier fence inside a design or heritage overlay may need a planning permit, and that application is the owner's to make with council. Our part on the day is reporting the defect. We don't approve works. If the fence has failed, sort out the permit question before ordering a new one, because a rejected design costs more than a short wait.

Plants come into it as well. Shrubs, low branches and garden beds beside the barrier are assessed as places a child could climb, so if a vegetation overlay covers the lot, check with council before cutting anything back.

When should I book if the house sits empty for weeks at a time?

Before summer, not in the middle of it. Indented Head was already being described as a seaside resort in 1951, and plenty of houses still sit shut between visits: the 2021 Census counted 1,273 dwellings, about half unoccupied on census night, nearly all separate houses (ABS QuickStats). An empty dwelling on census night only means nobody was home that night. Still, the pattern is a holiday-house one, and in a holiday house the pool gate can go weeks without being opened.

An unused barrier drifts. The latch stiffens, the gate starts catching on a post that has shifted, a vine gets a grip on the fence, a chair ends up against the boundary. A pool barrier inspection in Indented Head looks for all of that, and the same gate faults are the ones we write up most often on any job.

The foreshore camping reserves at Anderson Reserve, Taylor Reserve and Batman Park are seasonal, and that is when the house is most likely to be full and the pool in use. Send an enquiry or ring 0402 860 499 with the street address before then.

Who lodges the Form 23 with Greater Geelong, us or the owner?

You do. Once the barrier passes we hand the Form 23 over on site, and from that point the paperwork sits with you: register your pool online, then lodge the Form 23 online with the council. Indented Head falls under the City of Greater Geelong, and its council registration page is where registration starts. The four-year cycle runs from council lodgement, not from the day of our visit. The council lodgement fee (2026-27) sits on our Greater Geelong council pool compliance page rather than here.

Often the first anyone hears of it is a letter from council. If the wording on yours is hard going, the council pool barrier letter guide goes through it line by line. Brand-new pools aren't ours to sign off, as the permit surveyor handles those. Our Form 23 inspection service is for existing pools and spas.

How far is Indented Head from your base, and how soon can you come?

About 15 minutes by road from Clifton Springs. The township is on the Port Phillip Bay shore, between Portarlington and St Leonards on the Bellarine Peninsula. Off Batman Park lies the Ozone, a paddle steamer sunk there as a breakwater in 1925.

There are no set days. Bookings are grouped by area as they come in, and most are inspected within the same week, so a flexible day usually gets you in sooner. Portarlington and St Leonards are on the same run, and the rest are listed under all service areas. For the wider picture around the bay, Pool Inspections Near Me — Geelong & the Bellarine covers how bookings across the peninsula are handled.

Indented Head Pool Inspection Questions

Our holiday house and pool are decades old. Which barrier standard does the pool get checked against?
The standard recorded for it when the pool was registered with council, which is the one in force when it was built, not whatever is current today. Older holiday houses here can carry older barrier layouts, and each is judged against its own recorded standard. Have the council registration paperwork handy if you can.
Is a pool safety certificate for an Indented Head property the same thing as a Form 23?
Yes. Pool safety certificate is the everyday name, and in Victoria the document is the Form 23, the compliance certificate. We issue it on site when the barrier passes, and the owner then lodges it with council.
Is a pool safety inspection in Indented Head different from a barrier inspection?
No, it's one visit under two names. We test the gate, latch, fence and anything climbable near the barrier against the standard recorded for your pool, for $250 flat. If everything passes, the Form 23 is issued on site and you lodge it with the City of Greater Geelong.
Nobody is down at the house most of the year. Can the inspection go ahead without me?
Yes, as long as someone can let us in. We'd prefer you to be there, because we need access to the pool area and the rest of the property, but a neighbour, agent or tenant can do it instead. Sort out who that will be when you book, well ahead of the summer holidays.
What happens if the barrier doesn't pass?
You get every item in writing on the day. Fix them, let us know, and we come back for a free re-inspection. Once the barrier passes, the Form 23 is issued on site and you lodge it with council as usual.
How do I book a pool inspection in Indented Head, and what does it cost?
Phone Ryan on 0402 860 499 or send an enquiry through the contact page. The visit is $250 flat, and the Form 23 is issued on site if the barrier passes. Anything payable to council is billed by council.
