Estate-era pool stock. The Curlewis Sands, Curlewis Beach and Bellarine Coastal estate developments have produced hundreds of new pool installs since 2017. Most of these were built to current AS1926.1 standards at install time, so the fences and barriers themselves typically pass. The first failure points we see are gate hardware — UV-degraded plastic latch components, sun-bleached spring tension springs — and footing movement on properties with deep cut-and-fill landscaping.
Curlewis Golf Club and the older village core. The pre-estate Curlewis village (around Curlewis Recreation Reserve and the older Bellarine Highway frontage) has older pool stock — mostly 1990s installs that may need barrier component replacement. Different inspection profile to the new estates.
