Point Henry Road to the saltworks

We cover the streets off Point Henry Road and Portarlington Road, the blocks near the saltworks and the bay-side land around them.

How does low, wet ground in Moolap move a pool gate?

This is low country beside the bay. The geology map shows swamp and lake deposits and dune deposits under the middle of the suburb, and on the planning maps large parts of the locality sit under flood and inundation overlays. Neither kind of ground stays put for long. Sand shifts as it dries, wet ground softens and settles, and a fence post set in either one can lean a little further each year.

A lean you can barely see is enough. Once the hinge post tips, the gate hangs out of line, the latch misses its catch and the gate comes to rest against the post instead of shutting. That is the fault we find more than any other, on any job: a gate that no longer closes and latches by itself.

Usually the repair is modest. Straighten or reset the post, pack or swap the hinge, shift the catch until it meets the latch.

Nearby, Whittington and Newcomb have their own pages. For St Albans Park, read that local guide; for lodgement, see the Greater Geelong lodgement notes. If you're comparing prices, see what the $250 includes.

What does salt air do to hinges and latches here?

Houses on the Corio Bay shoreline, around the saltworks and Point Henry, take the wind straight off the water, and it leaves salt on hinge pins, closer springs and latch catches. Corrosion builds quietly. The gate gets a bit stiffer each season until the spring can't drag it shut against the friction.

So a gate close to the water can fail with every panel of the fence around it still sound. A wipe of light oil on the pins and catch now and then buys time. A spring that has lost its pull needs replacing, and fixing a gate that already drags before the visit is what lets the Form 23 be issued that same day.

What do we check along a long rural-living boundary?

The suburb has 767 private dwellings, about nine in ten of them separate houses. Zoning gives a mix of low-density residential, rural living and farming blocks beside industrial and port land, so plenty of lots run well past the size of an estate block. On a long lot the boundary fence is often part of the pool barrier, and we walk the full run, not only the stretch beside the water.

Along that fence we look for anything a small child could use to climb: a stack of pallets, a shed roof close to the line, a low branch, a planter pushed against the palings. Farm dams and tanks aren't pool barriers and aren't part of the test, so leave those out of your preparation and spend the time clearing the fence line instead.

What happens between the phone call and the Form 23?

Ring 0402 860 499 or send an enquiry with the address and how we get in. We drive out from our Clifton Springs base, about 18 minutes away. We group bookings by area as they come in.

On the day we test the barrier against the standard, opening the gate fully, letting it go, then trying again from part-way. When it passes, the Form 23 is issued before we leave. The owner lodges the Form 23 with council, and the next four-year cycle runs from the day it is lodged, so don't let it sit in a drawer. Council steps and fees are on our Greater Geelong council pool compliance page, and the Greater Geelong council lodgement process walks through what happens after you submit it.

A brand-new pool is a different case: the permit surveyor certifies that barrier, and we come in at the first four-year check. How the inspection itself runs is set out under our Form 23 inspection service, and the other suburbs we drive to are listed under all service areas.

Moolap Pool Inspection Questions

Which council takes my Form 23 in Moolap, and is lodgement online?
The City of Greater Geelong, and yes, pool registration and certificate lodgement are both online. We hand you the Form 23 on site once the barrier passes and you lodge it afterwards. Our Greater Geelong guide sets out each council step in order.
Do I need marine-grade hardware for the gate to pass?
No. The test is whether the gate closes and latches by itself every time, not what the hinges are made of. Near the water, though, stainless or marine-grade hinges, springs and latches hold up far longer in the salt, so they are worth fitting whenever the old ones are replaced anyway.
Can I replace a fence on a heritage-overlay lot in Moolap?
Possibly, but check first. The area takes in the heritage-registered Cheetham Saltworks and local heritage overlays, and a replacement fence on a covered lot can need a planning permit. We report what fails the inspection and leave the permit question with the City of Greater Geelong.
Can you inspect while the house is empty or tenanted?
Yes. The 2021 census counted 53 of 767 dwellings unoccupied on census night, and an empty house is no obstacle. Arrange entry through the agent, a key safe or a keyholder. We assess the barrier as found, so close the gates and clear anything climbable beforehand.
What happens if the barrier fails on the day?
You get a written list of what failed. Fix those items, tell us, and we come back at no charge to recheck only what was on the list. If the barrier passes that time, the certificate is issued on site and you lodge it with council as usual.
