After hours or can't talk right now? Leave your name and number and Ryan will call you back the same day where we can.
Around the township, bushfire, vegetation and environmental overlays cover parts of the district, and on a pool block that tends to mean trees and garden close to the fence. Walking the line, we keep asking one question: could a small child climb something here and drop down the other side? Low branches, dense shrubs and raised beds are the usual answers, and they grow back between visits even after a previous owner cut them clear.
Because the planning maps show a mix of township, rural conservation and public land zones, we see pools on town lots and bush blocks alike. Either way, a boundary fence only comes into the inspection where it forms part of the pool barrier. Otherwise we look at the barrier around the pool or spa, its gate, and anything standing close enough to climb. A bush block with a clear barrier line passes as easily as a suburban one, and when it doesn't, pruning is often the whole repair.
Along the Lerderderg River corridor, parts of the district sit under a land subject to inundation overlay. Wet ground moves. A gate post that leans even slightly changes how the gate swings, so one that shut firmly last summer can rest ajar this one. We open the gate to each position it could be left in and let it go every time, not only from the convenient spot, because that is where a drifting post gives itself away.
The state geology map puts Castlemaine Group bedrock under the centre of the district. Where a block slopes, we also look at post footings, steps and any retaining wall beside the barrier, since a wall that shifts drags the fence with it. On our reports, the commonest fault by a distance is a gate that no longer shuts and latches on its own: tired hinges, a worn closer, a latch that has wandered out of line. You can try yours before we arrive with our Pool Gate Self-Close Test Victoria: 30-Second Check.
The planning maps show 22 heritage overlay areas, plus Wheelers Tramway on the Victorian Heritage Register. Inside a heritage overlay, replacing or altering a fence can need a planning permit. That process keeps its own timetable and sits apart from the inspection.
We inspect the barrier and tell you what fails. Whether the repair needs a permit is for you to work out with Moorabool Shire before anyone picks up a tool. If an old fence already looks doubtful, ring the shire before you book us, so a failed result doesn't leave you waiting on a permit decision.
The 2021 census counted 305 private dwellings, with about two in five unoccupied on census night, so an empty house on inspection day is common enough here that we plan for it. The same figures show almost every occupied dwelling is a separate house. For a pool that means a barrier on its own lot and no owners corporation in the middle.
An empty house still needs a barrier that works, and we still need a way through the gate. When you book, give us the name of an agent or a neighbour with access, and we'll arrange the time with them. Do try the gate yourself first if you can: one that hasn't been used for a while can stop latching without anyone noticing.
Your inspector comes from our Maddingley base. There are no fixed run days for this corner of Moorabool; we pair each job with others close by, which usually puts the visit in the same week you call. To slot you in we need the address, the road it's on and a number to reach you on. The details of what is checked and what you get are on our Form 23 inspection service page.
Fees and contact details for the shire sit on our Moorabool council pool compliance page, and if you have a second property further afield, all service areas shows where else the runs go.
