Pool Inspections in
Ballan

Ballan sits west of Bacchus Marsh in the Moorabool Shire, a small town with surrounding rural and rural-residential properties. Pool inspections here have a different rhythm to suburban work — properties are larger, drives between jobs are longer, and the council jurisdiction (Moorabool Shire) operates differently to City of Greater Geelong.

In Short: Ballan pool owners are on the same four-year certificate cycle as the rest of Moorabool Shire. The inspection costs a flat $250; pass, and your Form 23 is issued on the day, ready for you to lodge with the council inside its 30-day window. Fail, and the list of fixes comes with a free re-inspection.

What Ballan Pool Owners Need to Know

Ballan is on our regular Moorabool Shire run, typically on Tuesdays and Thursdays each week.

Council: Ballan is in Moorabool Shire — different council to Bacchus Marsh's adjacent shires. The lodgement portal differs from CoGG; I issue the Form 23 the same day your barrier passes, and you then lodge it with Moorabool Shire yourself within the statutory 30-day window. See our Moorabool Shire compliance guide for the full registration and fee detail.

Rural and rural-residential pool stock. Ballan and surrounding Moorabool west have a genuinely higher proportion of lifestyle properties, hobby farms and rural-residential zoning than suburban areas. Pool barriers often follow paddock boundaries or landscape features. Compliance assessment here has to consider terrain — sloping ground, retained-cut walls, dam-adjacent water bodies.

Older rural pool installations. Many Ballan pools were originally installed in the 1990s-2000s when rural-residential lots were being subdivided. Original installations often didn't fully account for current AS1926.1 climbability rules, especially around adjacent farm structures (sheds, water tanks, machinery) that can become climbable features near the pool barrier. If a barrier ever fails, the re-inspection is free; planning fencing work first, a compliance consultation is worth booking before the contractor starts, and it's the same $250 flat fee either way.

How Ballan compares to its neighbours. Bacchus Marsh shares the same Moorabool Shire process but leans more suburban, with larger established estates rather than Ballan's hobby-farm and rural-residential mix. Coimadai, further out, is the most acreage-heavy of the shire's suburbs, so its barriers see even more of the paddock-boundary and multi-water-body complexity Ballan sometimes runs into.

Do I Need to Register My Ballan Pool?

Yes, regardless of how rural or unusual the property. Every pool or spa capable of holding more than 300mm of water has to be registered with Moorabool Shire, and every registered pool then sits on a mandatory four-year re-inspection cycle from the date of the last Form 23. On Ballan's rural-residential blocks, that cycle is exactly why a barrier that passed comfortably years ago can throw up a new finding now — paddock features, sheds and dams shift and accumulate around a pool fence in ways a standard suburban block simply doesn't experience.

Not sure whether your Ballan pool is currently registered, or when it was last properly inspected? That's a quick thing to check before booking — call and we can usually work it out over the phone. For what the certificate itself covers, see the Form 23 certificate guide.

Ballan Pool Inspection Questions

How is lodging with Moorabool Shire different to Geelong?
I issue your Form 23 the same day your barrier passes, same as anywhere else I inspect — you then lodge it with Moorabool Shire yourself, within 30 days. See our Moorabool Shire compliance guide for how registration and lodgement work, or check with the shire directly when you book.
My pool barrier is also a paddock fence — does that work?
Usually no. Paddock fencing typically uses spaced rails (100mm+ gaps) or thin-gauge mesh — neither meets AS1926.1 climbability rules. Pool barriers in rural settings usually need a dedicated section.
Pool inspection on a 5-acre property — is it the same price?
Yes, $250 flat. Larger sites just take more on-site time.
Travel cost from Maddingley to Ballan?
No travel surcharge. Flat $250 anywhere we service.
I'm buying a Ballan lifestyle property with a pool — is a pre-purchase inspection worth it?
Yes, and it's genuinely more valuable on a rural block than a standard suburban one. A pre-purchase inspection covers the full barrier, including how it interacts with paddock features and farm structures, before you're the one responsible for the fix. Same $250 flat fee.
Do you cover the whole Ballan area, or just the town centre?
All of it, including the surrounding rural-residential blocks, along with Bacchus Marsh and Coimadai on the same Moorabool run. Same $250 flat fee wherever you are, no rural travel surcharge.
