A failed inspection here doesn't come with a built-in deadline of its own. The one that counts is a sale: the Form 23 has to be issued within a 90-day window before settlement, so if a mature-garden encroachment held up your first attempt and you're selling soon, don't leave the trim until the last minute. Outside of a sale, there's no cost penalty for taking your time.
Melton City Council sees no paperwork from a failed first inspection — only a pass generates the certificate. Once the re-inspection confirms the mature-garden clearance issue is sorted, I sign and issue the Form 23 the same day; from there, lodging it with council inside the statutory 30-day window is your responsibility as the owner.
