Curlewis has grown substantially since the early 2000s, with most residential development occurring post-2005. Pools installed in this period are more likely to have been built to reasonably contemporary standards — the pool safety regulations introduced in Victoria in the early 1990s were well-established by the time most of these homes were constructed.

Searching for a pool barrier inspector near you or a pool fence inspector near you in Curlewis and Clifton Springs? Local Pool Inspections is a Victorian Building Authority registered pool safety inspector (licence IN-PS 100055) covering every Greater Geelong + Bellarine suburb. $250 flat (no travel surcharges to Curlewis and Clifton Springs), same-day Form 23 where the barrier passes, free re-inspection if remediation is needed.

That said, even newer pools can have compliance gaps: gates installed without proper tension adjustment — they close but not consistently; barrier posts set in concrete that have developed cracks allowing water ingress and movement; and barriers adjacent to permanent structures where attachment points have loosened over time.

Most Curlewis pools pass inspection with minor works — typically gate hardware adjustments or the addition of shield panels to address climbability concerns on existing barrier designs.

Clifton Springs: Mixed Era Properties

Clifton Springs spans a broader range of property ages. The older established areas around the Bellarine Rail Trail corridor have period homes with pools from the 1970s through to the 1990s. The newer estate areas in the southern part of Clifton Springs are more consistent with the Curlewis picture.

The older Clifton Springs pools are where we see the highest failure rate — primarily because the barriers were installed to standards that predate the current Victorian pool safety regulations by decades. The issues are typically structural: insufficient barrier height, barriers that don’t meet the climbability standard, and gates with worn or damaged hardware.

What the Inspector Actually Checks

Barrier height and structural integrity: 1200mm minimum height, no climbable features within 900mm of the barrier top.

Gates: Must be self-closing and self-latching from any open position, with the latch release positioned so a child cannot reach it.

Perimeter: The barrier must form a complete, continuous enclosure around the pool with no gaps greater than 100mm.

Adjacent structures: Windows and doors that open into the pool area must meet barrier requirements in their own right or be protected by a compliant barrier.

Pool servcibility: The pool must be in a condition that allows safe use — no significant damage, adequate water quality equipment present.

How to Prepare for a Pool Inspection in Curlewis or Clifton Springs

Clear any foliage or stored items from within 1 metre of the pool barrier. Test the gate — open it fully and let it close from various positions. It must close and latch every time. Check that the gap between the bottom of the barrier and the ground is no more than 100mm. Make sure any doors or windows within 1200mm of the pool are in good working order and close securely. Ensure the pool pump and filtration equipment is accessible for the inspector to check.
